This policy explains what PWRD LLC collects when you contact us about a property, what we do with it, and who ever sees it.

PWRD LLC ("PWRD", "we", "us") is a real estate investment company. We buy houses directly from owners. This policy covers our website and any calls, texts or emails between us. By using our site or sending us your information, you agree to what's described here.

1. What we collect

Information you give us

• Your name, phone number and email address
• The property address and details about it — condition, your situation, and anything you tell us in the notes field
• Whether you have agreed to receive text messages from us
• Anything else you say to us by phone, text or email

Information collected automatically

Our website host records standard technical information that your browser sends with every request — IP address, browser type, device type, referring page and the pages you viewed. We use this to keep the site working and to spot abuse. We do not use it to build an advertising profile of you.

Information from public records

Before we make an offer we may look up publicly available property information — county assessor and recorder records, tax records, and similar public sources — about a property you have contacted us about.

2. How we use it

• To evaluate the property and prepare an offer
• To reply to you and follow up about that property
• To send you text messages, only if you have separately agreed to receive them
• To carry out a purchase or assignment if you decide to move forward
• To keep records we are required to keep, and to comply with the law

We do not use your information for unrelated advertising, and we do not sell it.

3. Mobile information and SMS consent

This section governs and overrides anything else in this policy that might be read differently.

Text messages are sent only to people who have given us express written consent by ticking the consent box on our form, or who have texted us first. Consent is never a condition of receiving an offer from us. You can withdraw it at any time by replying STOP to any message from us. We keep a record of when consent was given and when it was withdrawn.

Our messaging service provider transmits messages on our behalf and may process your number solely to deliver them. They are contractually restricted to that purpose and may not use or share your number for their own marketing.

4. Who else sees your information

We share information in a small number of specific situations, and never for someone else's marketing.

Service providers

Companies that run parts of our operation on our behalf — website hosting, form handling, phone and messaging service, email, and document signing. They may only use your information to provide that service to us.

Parties to a property transaction

If you decide to move forward with us, we will share information about the property and the transaction — the address, the condition, the contract terms, and the details needed to close — with the people required to complete it. That means title companies, closing attorneys, escrow agents, inspectors, and, where we assign our purchase contract, the cash buyer taking assignment.

Legal reasons

We will disclose information if the law requires it — a subpoena, a court order, or a government request we are obliged to answer — or where we need to in order to protect our legal rights or someone's safety.

Business transfer

If PWRD is ever sold or merged, information may transfer as part of that transaction. Any buyer would be bound by this policy for information collected under it.

5. What we never do

• We never sell your personal information
• We never rent, trade or share your phone number for anyone else's marketing
• We never share SMS opt-in or consent data with anyone, for any purpose
• We never sell your information to lead buyers, lead aggregators or other investors

6. Your choices

• Text messages — reply STOP to any message and we stop. Reply HELP for help.
• Calls — tell us on any call, or email us, and we will add you to our internal do-not-call list.
• Email — use the unsubscribe link, or just reply and ask.
• Access and deletion — email us and we will tell you what we hold about you, correct it, or delete it, subject to records we are legally required to keep.

Depending on where you live, you may have specific rights under state privacy law — including in California, Virginia, Colorado, Connecticut, Utah and Texas — to know what we collect, to have it deleted, to correct it, and not to be discriminated against for asking. We honour these requests from everyone, regardless of where you live. We do not sell personal information or share it for cross-context behavioural advertising, so there is nothing to opt out of on that front.

7. How long we keep it

We keep enquiry information for as long as we are working with you, and afterwards for as long as we need it for our records, tax and legal obligations — generally no more than seven years. SMS consent and opt-out records are kept for at least four years, as messaging rules require.

8. Security

We use reputable service providers and limit access to your information to the people who need it. No method of transmission over the internet is completely secure, and we cannot guarantee absolute security.

9. Children

Our site and services are for adults aged 18 and over. We do not knowingly collect information from children under 13. If you believe a child has given us information, email us and we will delete it.

10. Changes to this policy

We may update this policy. When we do, we will change the "last updated" date at the top. Material changes to how we handle mobile or SMS data will be posted here before they take effect.
